The following assessment tasks have been designed to enable you to demonstrate your knowledge and understanding of this unit.

All tasks must be completed.

It is an important aspect of the assessment that you are able to demonstrate the application of acquired knowledge to appropriate examples of facilities management. You should therefore read the individual tasks carefully in conjunction with the relevant assessment criteria in the unit specification. Where practical examples are required by a task you must provide them in your answer. You should also pay careful attention to the additional guidance (shown in red italics) in the unit specification as this indicates the appropriate level of knowledge required to successfully demonstrate the assessment criteria.

Each task shows the Learning Outcomes(s) and Assessment Criteria in the unit specification that the task has been designed to assess. You should answer each task as it has been set. Compare your answer for each task against the assessment criteria shown to ensure that they have been fully addressed by your answer(s).

Task 1 – Motivation and Empowerment

This task addresses parts of Learning Outcomes 01 and part of Learning Outcome 02. Your answers must address the Assessment Criteria in the following table.

  1. Using the example of a facilities management team you are familiar with, explain how you could use Maslow’s “Hierarchy of needs” and McGregor’s “Theory X and Theory Y” to understand the personal motivation and job satisfaction of the members of this team.
  2. Identify “motivators” and “hygiene factors” (Herzberg) that are specific to this facilities team. Describe their effect (actual and/or intended) on individual behaviour and motivation. Compare this with the factors that influence an individual’s motivation according to “Expectancy Theory” (Vroom).
  3. Explain how “empowerment” could motivate facilities staff and enhance this team’s performance. Explain the role of the team manager in empowering their staff.

Use an example to describe how you would delegate a facilities management task to a team member for their personal development. Your answer must show how you would manage risk associated with delegation and ensure a positive outcome

Task 2 – Creating a Vision

This task addresses the whole of Learning Outcome 03. Your answers must address the Assessment Criteria in the following table.

  1. Explain how you would create a vision for a facilities management team or department. Your answer must consider core values and purposes together with the envisioned future.
  2. Explain how you would use your vision in a participative approach to plan the team’s business direction and activities. Explain the timeframe you will apply for achieving this vision and how you will evaluate the objectives of your business plan.
  3. Using your answers to Task 2a and 2b, prepare a vision statement (one or two sentences).
  4. Identify the target audiences for your vision. Explain the communication methods you would use for each of these audiences. How would you use communication to motivate your team and obtain their commitment to the vision?

Task 3 – Team Working and Leadership

Use a facilities management (FM) example from your own experience to describe the separate stages of Tuckman’s “Stages of Group Development”. Explain how Belbin’s “Team Roles” model could be additionally applied in this example to optimise team- working in each of the stages described.

b. Use the “Action-Centred Leadership” model (Adair) to evaluate the FM example used in Task 3a. Include recommendations on how the team’s effectiveness could be improved showing clearly which functions of the Action-Centred model these affect. Describe how this will affect the behaviours and leadership style required of the team manager.

c. Explain why your answer to Task 3b is an example of the “contingency” approach to leadership. Describe how you would use this to develop a “participative” management approach (Likert) and the benefits this could bring to your organisation

This task addresses the remainder of Learning Outcome 01 and the remainder of Learning Outcome 02. Your answers must address the Assessment Criteria in the following table.
